36 Tuas Road (36TR) is a next-generation logistics warehouse in Tuas, Singapore, engineered to minimise both operational and embodied carbon while maximising reliability and occupant comfort. By combining climate-responsive passive design (natural ventilation with hybrid cooling) with right-sized, high-efficiency M&E systems and project-wide embodied-carbon controls, the asset achieved BCA Green Mark Platinum and sets a benchmark for high-performance industrial developments.

Building a High-Performance Industrial Asset

36TR integrates climate-responsive passive design—natural ventilation working with hybrid cooling—with right-sized, high-efficiency systems (5-Ticks air-conditioning, motion-sensor lighting, predictive-maintenance elevators), disciplined embodied-carbon management using low-carbon concrete and project-wide carbon calculations, and human-centred durability through restorative garden terraces and safe, resilient materials; together these measures reduce energy intensity and lifecycle emissions while raising day-to-day reliability and comfort, culminating in Platinum recognition.

By combining passive cooling and natural airflow with verified high-efficiency M&E systems and whole-project embodied-carbon controls, the project cuts operational demand, quantifies carbon reductions and improves uptime and user experience—demonstrating how industrial assets can achieve top-tier sustainability without compromising performance.

BSD acted as the integrator—aligning passive design with right-sized M&E engineering, formalising embodied-carbon baselines and reductions, and specifying high-efficiency systems—so every decision lifted performance, reliability and resilience; the result is Green Mark Platinum certification, lower lifecycle and operational carbon, stronger occupant comfort and uptime, and external validation as BCA Project of the Year 2025 (Industrial).
