A landmark mixed-use development in the heart of Singapore's Marina Bay business district, this project comprises two premium-grade office towers of 48 and 16 storeys, connected by a 7-storey podium. With over 1.26 million sq ft of office space and 30,000 sq ft of retail and F&B offerings, the project sets a new benchmark for sustainable commercial developments in Southeast Asia.

Elevated Urban Greenery Elevating the Urban Landscape

A signature feature of IOI Central Boulevard Towers is Central Green — a 60,000 sq ft elevated landscape deck on Level 7. Designed as a "green lung" for the towers, this space includes a 200-meter jogging track, shaded pavilions, and open-air meeting pods. The park not only provides passive cooling and biodiversity but also creates a restorative environment that enhances workplace wellbeing in the heart of the CBD.

Holistic Sustainability in Practice

Sustainability was integrated at all levels of the project. Key strategies include:
  • Double-glazed high-performance façades to reduce heat gain and optimize energy efficiency.
  • Centralized chilled water plant with high-efficiency equipment, minimizing energy consumption.
  • Automated irrigation fed by a rainwater harvesting system, conserving water resources.
  • Motion-activated LED lighting and daylight-responsive controls, reducing energy waste.
  • Dedicated EV charging lots and 327 bicycle parking spaces, encouraging eco-friendly transportation.
Through these efforts, the project achieved BCA Green Mark Platinum and Universal Design Mark Gold certifications, demonstrating its outstanding performance in energy efficiency, water conservation, and accessibility.
